Once on-site, we walk the property with you to understand your vision and identify the unique details of the lot or structure. We take notes, measurements, and photos while assessing challenges like access points, utilities, or grading issues. This upfront diligence allows us to create a comprehensive, accurate estimate and helps prevent costly surprises later, giving you a clear path forward with confidence.

Pre-construction is the most important phase of your project. This is where the entire build is won or lost. By doing the heavy lifting upfront, we ensure the rest of the project runs smoothly, on schedule, and without surprises.
Here, we finalize your full architectural plan set, coordinate with engineering consultants, and develop a comprehensive design and spec book. During this stage, we also collect hard bids from our trusted trade partners so your project moves from a “budget” to a fixed, accurate cost.
By the time we submit for permits, every detail will be locked in, giving you total clarity and confidence as we move into construction.

Navigating the permitting process can be one of the most unpredictable parts of any project. Every city, town, and municipality has its own requirements and timelines, which means permits can take anywhere from a few weeks to four months to be approved.
Our team has extensive experience submitting and managing permits, and we handle the entire process for you from start to finish. While we can’t control how quickly a municipality reviews or responds, we can control how quickly we act. The moment comments or revisions come back, we address them immediately, ensuring no time is wasted on our end.

For our guest houses, which are pre-priced, that visit helps us budget the site work specifically.
For remodels or custom projects, we’ll build a preliminary budget to give you a clear sense of the scale before moving into architectural design. Once plans are finalized, we can create a firm bid. From there, we handle everything—planning, design, engineering, permitting, and construction. We quarterback the entire process for you, making it straightforward, stress-free, and even fun.
We do not start projects until we have everything figured out. Why? Our goal is to ensure a smooth process, but more importantly provide clear expectations. By doing so, we significantly decrease our chances of change orders and time delays.

Absolutely! We believe in creating spaces that perfectly suit your needs and style. While utilizing our standard plans is the fastest and most cost-effective option, we understand the importance of personalization. Minor customizations can often be accommodated without affecting the cost or timeline. For more significant changes, there will be a fee for redrafting architectural and engineering plans, as well as an extended project timeline. Rest assured, our team will work closely with you to ensure your guest house is exactly what you envision while keeping your project on track.
